Interest Rates: Looking Beyond the Number

Interest rates are an important part of today’s real estate conversation, but they are only one piece of the puzzle.

In Oklahoma, inventory of single-family homes increased 26.1%* year over year in January 2026, while Texas markets are also seeing more inventory, longer on-market times and more frequent price reductions.

For buyers, that may create opportunities to negotiate more than just the purchase price. Depending on the market and property, negotiations could include seller-paid closing costs, interest-rate buydowns, repairs or repair credits and closing or possession dates.

Conditions vary by city, neighborhood, price range and property type, so understanding the local market is key.

The purchase price is only one piece of the affordability equation. Interest rates, property taxes, homeowners insurance and HOA expenses can all affect a buyer’s monthly payment.

The average 30-year mortgage rate reached approximately 6.55%* in mid-July, making it important for buyers to compare different financing scenarios. In some situations, a seller-funded rate buydown could provide more short-term payment relief than the same amount taken off the purchase price.

A lender can help buyers compare these options and determine how each could affect their monthly budget.

Insurance and property taxes can change the overall cost of owning a property, even when a homeowner’s mortgage rate stays the same.

Buyers should consider getting an insurance quote during the option or inspection period and reviewing deductibles, roof coverage and flood insurance before closing. Homeowners should also pay attention to property tax notices and understand the difference between appraised value, taxable value, tax rate, exemptions and the final tax bill.

As buyers gain more choices, sellers need to compete with everything else currently available. That makes initial pricing, condition and presentation especially important.

Rather than focusing on what a neighboring house sold for years ago, sellers should consider what buyers are comparing their house to today. A well-positioned property can stand out even as market conditions shift.
